An answering machine is available after hours and is accessible to landlords, tenants, and prospective tenants. Tenants have 24-hour access to a property manager in case of emergencies. This ensures that emergency situations may be handled efficiently by a professional.

ADVERTISING

RE/MAX Seagaze Realty & Seagaze Property Management & Property Management advertises available rentals in a number of places and publications–The North County Times, The Scout, The Coast News, PennySaver, The San Diego Union Tribune, online, and other locations as deemed appropriate. In addition, properties may be listed on the Multiple Listing Service (MLS), accessible by every licensed real estate agent in San Diego County (20,000+ agents).

TENANT SCREENING/CREDIT CHECK

All potential tenants are required to complete a rental application which will be used to run their credit report, a criminal history report, and/or a landlord/tenant court records report. The tenant pays the cost of these reports, which is $25 per person who is eighteen years of age and older. Property Managers review these reports as well as verifies employment and references.  Prior to accepting a tenant for your property, one of our property managers will review the findings with you.

SECURITY DEPOSIT

Before the property is taken off of the rental market or possession is taken of a unit, the approved applicants must submit their first month’s rent and security deposit to the Property Manager in the form of cash, cashier’s check, or money order.

Full-time Property Management - The security deposit will be held in a Trust account by RE/MAX Seagaze Realty & Seagaze Property Management.

Lease Prep/Tenant Location - The security deposit will be given to the Owner of the unit once all paper work and contracts are executed, and the move-in has been completed.

PREPARATION OF RESIDENTIAL RENTAL AGREEMENTS

All Residential Rental Agreements, including Leases and Month to Month contracts, are handled by RE/MAX Seagaze Realty & Seagaze Property Management & Property Management. Tenants are required to complete a Rental Agreement, any relevant Addenda, and sign for keys prior to taking occupancy of a rental unit.

MOVE-IN/MOVE-OUT INSPECTIONS

A Property Manager from RE/MAX Seagaze Realty & Seagaze Property Management will complete a Property Knowledge Sheet when signing a property to be managed. After a new tenant is approved, a move-in inspection will be completed with the tenant, and a copy is mailed to both the landlord and the tenant, with the original staying in the file. (If management is for Tenant Location/Lease Prep only, the file will be turned over to the Owner once the move-in inspection and all other paperwork is complete.)

Full-time Property Management - When tenants vacate a property, a move-out inspection is conducted, and once again, a copy is mailed to both the landlord and the tenant. This copy will also include a Disposition of Security Deposit Form.

PREVENTATIVE MAINTENANCE PROGRAM

RE/MAX Seagaze Realty & Seagaze Property Management & Property Management will make a contract agreement with vendors to perform annual preventative maintenance checks for Owners who choose to participate in this program. There will be a minimal charge to participating Owners–this fee is different for every Owner as it is tailored to your specific needs. This is a valuable tool in protecting the value of your investment.

COLLECTION OF RENTS

Full-time Property Management - Rent Money is collected by RE/MAX Seagaze Realty & Seagaze Property Management & Property Management. Rental income is deposited in the bank within three business days of receipt. In order to allow checks to clear the banks and to allow for accounting consistency, rental revenue is generally mailed to landlords on or before the 12th day of each month.

LATE RENTS

In the case of delinquency, a 3-day notice to Pay Rent or Quit is sent to the tenant as a reminder to pay the rent or vacate the property. In rare instances where an eviction may be necessary, RE/MAX Seagaze Realty & Seagaze Property Management & Property Management works with an attorney in expediting the eviction process. 3-day notices are included in monthly management fees, whereas Owners may incur additional fees for evictions.

FULL-TIME HANDLING OF TENANT COMPLAINTS

Leave the hassle to us! RE/MAX Seagaze Realty & Seagaze Property Management & Property Management will handle all tenant calls about your investment property. We are available to tenants 24-hours a day, and will handle all complaints quickly and expediently. That leaves more time for you to enjoy your evenings, weekends, and free time with family and friends.

MONTHLY/ANNUAL ACCOUNTING STATEMENTS

Each month landlords are sent a complete accounting of rental income and any expenses that may have been incurred. Note: Property Managers confer with the landlord for any expenses over $200 for any one item, unless it is a safety or emergency issue. Year-end statements of income and expenses are mailed in January for your tax filing purposes. 1099 forms for filing tax returns are also sent at the same time.
